When I am given the line of, "Well, you can write it off can't you?" I always ask them what tax bracket, federal, state and local, combined, are they. They usually don't know .. so, I say ... well, let's assume that it's 35%. Therefore, for every ten thousand dollars that 'you can write off", it only really costs $6,500.00. Most understand, however, you would be surprised how many people do not. In this area, Shaker Heights has the highest millage (call it percentage) rate, 5.8% or thereabouts. However, Euclid is around 5.2% (unfortunately I own quite a few more than two in spooklid). In 2007, the rate was 1.96. Today, it's around the 5.2% mark. I haven't raised rents since 2011. Tax rates, at that time were 2.2. In seven years, levy after levy after levy ... from 2.2 to 5.2 ... It's for the children ... "More shoes for the workers. More workers for the shoes."
